For this family, they had a healthy budget for their home and were realisitic about what could be achieved. But they also knew that there were some items they wanted to squeeze in that may not have kept them within that target. This included the dream kitchen, a place for the kids, a fire place, a ducted HVAC system, pool, large shed, tropically themed landscaping and planting to suit the slope of the section and their idylic retreat vision for their home, etc.
First we worked together to establish clear paramaters of their priorities and designed the home to a size and layout we knew would be achieveable to achieve the "must haves". Secondly, we future proofed their home and property to enable the "nice to haves" to happen easily, when the time was right.
We prioritised the inclusion of the 3rd Living space - the Kid's Retreat & Dream Kitchen in the floor plan over a swimming pool now. We ensured the pool was included in the planning stages so that utility services and rural site amenities would be positioned away from the future pool zone, that no disruption or additional cost to those areas would be required when it came time to build the pool.
We also prioritised the HVAC system over the fireplace, because the HVAC could heat AND cool, the fireplace was more about ambience. We included the chimney stack in the design & wired/piped out for the fireplace when the client is ready. But in the meantime, their home is comfy and cozy or cool as they need it!
The build came in on budget and on time! Our early collaboration lead to a pattern for continued team work, trust and communication. Happy Families = Happy Builders!
